This all inclusive/fully furnished rental is for mid term rentals of 1 to 6 months (30 day minimum).  Please No Pets, Smoking, Drugs, or Events.

Damage Deposit

We collect a refundable damage deposit on this rental. This will be indicated as Damage Deposit (Refundable) on your booking.
This will normally be refunded to your payment source within 7 days of departure date unless there is a damage claim pending.

Agreements Required

Please note that a Tenancy Agreement and Agreement to End Tenancy (on the booking departure date) will need to be sign before finalizing your booking. Note that failure to sign the agreements will cause your booking to be cancelled.

The Details

This lovely lower garden suite is located in a peaceful neighbourhood next to the Oaklands School, near the Jubilee hospital, and Hillside Mall. Direct bus routes nearby to downtown, University of Victoria and Camosun College or enjoy a short 10 minute or less drive to each. It has 2 bedrooms, the master with pillow-top luxurious queen mattress and 2nd room with cozy double mattress under a pillow-top cover in a new bed-frame, and new high quality pure cotton linens and towels and a new comfy queen sofa bed in the living room. The Master bedroom, kitchen and bathroom have in-floor heating for those cold days. The suite is fully furnished and includes all utilities including hot and cold water, heat, hydro, garbage collection, 55" TV with a vast array of channels and high-speed internet. Games are available. The back yard has a nice south facing patio with sun chairs and sun umbrella and your own BBQ. A lovely place to enjoy your afternoon respite. Private off road parking is available for 2 cars.

3rd Bedroom

This suite has 2 bedrooms and a large TV/Media Room. The  TV/Media room with a closing door can also be used as a 3rd bedroom. The room contains a sofa and a second comfortable double bed behind the sofa. This also has a dresser, and hutch with the same quality linen, pillows, and duvet as the other bedrooms. This does not interfere with the TV viewing as the sofa is still usable.

This is a perfect place for an extended stay in Victoria for work, UVic or Camosun, medical needs, searching for a new home, or extended vacations.

This rental is for mid term or long term rentals of 1 month or more (30 day minimum).

Just walk in and you are ready to go!

The suite sleeps up to 2 couples comfortably with 1 more on the sofa or double bed (or both) in a pinch

Please Note: Violation of any of these rules (A,B,C) will result in the forfeiture of your damage deposit and immediate cancellation of the rental.

A - Growing and Production of Cannabis: The growing, production, processing, or manufacture of cannabis or any other drugs anywhere on the residential property, including within the rental unit is prohibited except where otherwise protected by law.

Smoking and Vaping: The tenant agrees to the following material term regarding smoking:

1.No vaping or smoking of any combustible material is permitted on the residential property, including within the rental unit.

B - Pets are not allowed to stay in the rental unit at any time or to be on the property.

C - No Events may be performed on the rental property or in any rental unit at any time.
